Challenge

Bethesda’s goal was to provide a right-sized clubhouse while maximizing efficiency and keeping construction costs low. The challenge was the site, which is sloped and has a natural drainage area. Additionally, Lawrence Group worked with the Owner and code officials to provide required assembly spaces while still maintaining safe egress paths.

Solution

The building is a one-story 2,800 square foot multi-purpose building for use by residents of the independent living villas on the property. It includes a large community room with a catering kitchen for events and gatherings. The clubhouse serves as a comfortable extension of each residence as well as a beautiful venue for hosting larger groups of family and friends, happy hours and theme parties. An outdoor patio area is accessible from the community room as well. The hearth room is provided for use by smaller groups and has a seating area and a game table. A business center offers computers and printers for resident use, and an exercise room is outfitted with treadmills, recumbent bicycles and an area for group exercise classes.

One way Lawrence Group kept costs down on the project was providing a design solution that met all building requirements without the need to add a costly sprinkler system.
