The overall design intent for this 15-acre urban industrial site was to create a generous plaza, walking areas and pockets of planting areas with plants, grasses and materials reminiscent of the site’s industrial history. The challenge for the design team was to plan and implement these landscaped areas for this tight urban site while adhering to the Cortex district’s design standards and providing flexible vehicular circulation for planned future phases.


The final design creates a pedestrian connection through the middle of the site with weathered colored pavement similar to historic cobblestone pavers. Raw materials like Corten steel for the planting hedges give an industrial look yet provide durable maintenance. Benches and site furnishings complement the Cortex campus to reinforce connectivity to the district. Special attention was given to direct vehicular traffic throughout the site in a safe, convenient manner, allowing for Uber drop offs and maximizing pedestrian walkability.
